StreetSide Developments Winnipeg continues to build on its parent company Qualico’s long legacy of delivering quality homes. “We strive to develop condos that suit any lifestyle,” Vice President Brian Cornelsen says. “We are committed to quality and value to our homeowners.”

The company is one of the largest multifamily developers in Winnipeg, with a diverse portfolio of apartment-style condominiums and townhomes located throughout the city and surrounding region. StreetSide participates in Canada’s Certificate of Recognition (COR) program, which recognizes companies that develop and promote proactive health and safety processes. 

Centre of Attention

StreetSide’s newest developments include the Rise Condominiums, a seven-story, 140,000-square-foot building in Winnipeg’s growing Bridgwater Centre neighborhood. 

The development includes 218 units that will be completed in two phases of 109 units each, with the first units anticipated for a November completion. Work on the project began in Spring 2017. Sales prices range from $223,900 to $393,900.

The building’s precast concrete superstructure is complete and its roof is in place. Ongoing work on the building includes placing interior drywall. Work is also underway on the placement of Rise’s exterior insulation finishing system (EIFS) stucco exterior, Cornelsen notes. 

Rise’s condominium units will range in size from roughly 600 square feet to 1,200 square feet and include white quartz countertops, black stainless steel appliances and nine-foot-high ceilings. Building amenities include an outdoor pool and fitness lounge. 

The project is just one of several ongoing or planned in the area. “The city just approved building two new schools and a recreation campus in the area,” Cornelsen says. StreetSide is also working on a new townhome development across the street from the Rise, called the 325 Park East, with unit prices starting below $200,000. 

A Full Workload

StreetSide’s other projects under construction include Hudson Condominiums, a multi-phased development with 192 condominium units and 72 townhome units. Hudson Condominiums is located in Devonshire Village in Winnipeg’s West Transcona neighborhood. Construction started in 2016 and the company is aiming for completion in 2020. 

The townhomes in the development will have two or three bedrooms and be as large as 1,258 total square feet. The townhomes  will offer two stories of living space.

Interior finishes in Hudson units will include quartz countertops, stainless steel appliances, custom cabinets and vinyl plank flooring. Units will also include covered porches and back decks. Several of the townhomes will also include the option of an enclosed backyard. “[Hudson Condominiums] offers the easy maintenance of open-concept living in a location that’s surrounded by modern day conveniences,” Cornelsen says.

The company is also putting the finishing touches on Phase 1 of The Charles, a 122-condominium development in Winnipeg’s Charleswood neighborhood, which began construction in winter 2017. Units range in pricing from $192,000 to $310,446. 

StreetSide is also developing and building Metro Condominiums, a 123-unit complex in Winnipeg’s South Osborne neighborhood and just steps away from the Fort Rouge Rapid Transit Station. “The condo floorplans provide comfortable, urban living while rapid transit offers residents the means to go wherever their hearts desire,” the company says. 

“This is a transit-oriented development [TOD] because of its proximity to the new rapid transit station,” StreetSide adds. “A TOD creates livable, denser and walkable places and provides an alternative to low density suburban development and automobile-dependent land use patterns. This increases residents’ mobility choices.” 

The company’s upcoming projects include Amber Grove, a 14-building, 114-townhome development located in Amber Trails, Winnipeg.

A Long Legacy

Qualico dates its history back to its founders, Dr. David Friesen and his wife, Katherine Friesen. Dr. Friesen was born in 1911, moving to Winnipeg with his family in 1924. Along the path to creating Qualico, he spent time as a manager of a grocery store chain and graduated from the University of Manitoba with a law degree. Dr. Friesen and Katherine, a schoolteacher, married in 1943.

Together, the couple had a dream to build homes and create communities. They ultimately built their first houses in River Heights in 1950, founding their company as Quality Homes. 

Today, Qualico is a fully integrated real estate development company and one of the largest real estate developers in Western Canada. In addition to the Winnipeg office, the company has operations in Calgary, Edmonton, and Vancouver. The company also has a presence in the United States based out of Austin, Texas. 

The company has a half-century tradition of building excellence, market leadership and distinctive projects. On an annual basis, roughly 2,000 families choose to do business with Qualico on single-family homes, apartments and ground-oriented condominiums. In addition, the company works on the development of commercial properties, everything from downtown office towers and shopping centers to industrial subdivisions.
